Context & Challenge

  • An out-of-state landlord needed to sell a tired, long-term rental property in its original condition in a 1031 exchange. The goal was to maximize the value of the home but limit the out-of-pocket expense with emphasis on ROI and a fast turnaround.

  • Complete a quick and strategic turnover focusing on thoughtful, buyer-driven aesthetics to increase value and ensure a quick sale.

  • Managed the light renovation (finishes, color direction, materials, floor plan advisement and vendor management)

  • Designed a brand identity for the property
